Ealing Road Library

Project Details

Reds10 are excited to have been part of an innovative public realm project, working with Design Team Leader Southstudio Architects to transform Ealing Road Library on behalf of the London Borough of Brent.

A number of challenges were faced in finding a suitable contractor who could deliver this project, however, Brent expressed a desire to direct award to Reds10 if budget, programme and quality could be achieved.

Reds10 proposed the use of Fusion21’s OJEU Compliant Education and Modular Buildings Framework and after consultation with Brent’s legal team and Fusion21 this was approved and Reds10 appointed.

After just 12 weeks on site – and while the library was fully functioning seven days a week - Reds10 provided two brand new modular units, not only expanding the library’s space but also providing a café and community/enterprise hub.

“Modular off-site construction is an innovative and cost-effective way to create more space – and it’s fantastic to see how this project has enhanced the Ealing Road Library facility for all of the community to enjoy. The ability to direct award to Reds10 has resulted in the project being mobilised on site quickly for the London Borough of Brent, with completion taking place in only 12 weeks – and without causing disruption to normal services.”

As part of the works, Reds10 also transformed the outside of the library with a pedestrianised zone fully resurfaced with granite sets, outside seating, landscaping and external lighting. The external areas will further enrich the library’s services by providing spaces for occasional cinema screenings, market days and more.

"Delivery of a relatively small but pivotal modular units and amenity space project was turned around efficiently, thanks to programme adherence and very good quality building standard achievements provided by Reds10. Reds10's forte may be in modular construction, but they were equally skilled and willing to take on the construction of essential public realm works that complement the multi-functional amenity space, greatly improving the immediate vicinity of the Library. Reds10 were proactive, very efficient and Client cost conscious, without compromising on quality. Special acknowledgement to Phil (Site Manager) whose professional, methodical, mannered and calm approach was very welcome in maintaining good relationships with the local community, whilst managing site operations, admirably."
